Before you start browsing, please take a moment to review our Terms And Conditions. These Terms And Conditions govern your use of our website, the booking process, and staying at our properties. Please read through carefully, since these Terms and Conditions are binding and we cannot make any alternations afterward.
Rules
Below are general Rules that apply to all of our properties. The particular property you choose to stay at may have additional rules specific to that property regarding occupancy limits, parking, quiet hours, etc.
Occupancy
Per town code, every property has an occupancy limit. This limit implies a maximum number of people at the property, staying or just visiting.
Non-Smoking
All of our properties are non-smoking properties (this includes vapors and e-cigarette). Smoking is prohibited and may be restricted even outside by a homeowner association or government. You agree to pay all expenses associated with smoke odor mitigation, including carpet cleaning, linen replacement and new paint.
Parties and Events
Absolutely no parties or events of any kind at any of our properties are allowed. Maximum occupancy of the property cannot be at any time.
Pets
Unless a specific arrangement is made before your arrival, we cannot host any pets.
Quiet Hours
All properties are in a strictly enforced quiet hours zone from 10 pm – 7 am. No exceptions.
Parking
Parking in the entire Summit County is tight and often restricted. Parking on the streets is not allowed at any time. If the property is a part of a homeowner association, campers, trailers, and oversized vehicles are not allowed. There may be other limitations in place.
Pools and Hot Tubs
Pools and hot tubs can be used only at your own risk, and children must be supervised at all times.
Generally, all pools and hot tubs close at 10 pm, and no after-hours use is allowed.
In certain situations, the hot tub company may have to drain and refill a hot tub, in which case the hot tub would not be available for the first night of your stay.
Keys
Common area keys and in some cases even the unit keys are hard to replace. There will be up to $50 charge for each key not returned.
Towels
Towels belong to the unit owner and we have no way to collect them if they are left anywhere outside. Please be considerate as we would have to charge for damaged or lost towels. This includes make-up removal.
High Alpine Environment and Inclement Weather
The elevation of most properties in Summit County is above 9,000 feet. Mountain roads are steep and curvy. The weather is unpredictable. We strongly recommend that you arrive only with a four-wheel-drive vehicle or use a shuttle service.
Snow Plowing and Shoveling
Driveways, walkways, stairs, decks, and parking lots may be icy even after they are shoveled or plowed. Snow and ice may fall from the roofs at any time. Please ensure that it’s safe to use. We cannot be hold reliable for slip and falls or any damages.
Snow plowing and snow shoveling services are contracted with third-party companies. They provide these services for the entire neighborhood and dispatch at their discretion – we do not have direct control over timing, and we cannot speed it up.
Amenities
Amenities are managed by a homeowner association or a third-party company. Possible multifunctions or closures are beyond our control.

By accessing and using our website, you agree to be bound by these terms.
Booking Process
To book a vacation rental property through our website, you must be at least 25 years old and have the legal capacity to enter into contracts. You agree to provide accurate and complete information when making a booking. We reserve the right to cancel any booking if we believe the information provided is inaccurate or incomplete.
Payment
All payments are made through a third-party secure online payment system. We accept all major credit cards. Your payment will be processed immediately upon booking.
You agree to pay all fees associated with any disputes, including but not limited to fees from financial institutions and legal fees.
Disclaimer
We strive to provide accurate and up-to-date descriptions of all properties on our website. However, we cannot guarantee that the descriptions are entirely accurate or error-free.
We make no warranties or guarantees of any kind, express or implied, about the accuracy, completeness, or reliability of the content on our website.
Limitation of Liability
We will not be liable for any damages arising from your use of our website, including but not limited to direct, indirect, incidental, consequential, and punitive damages.
Governing Law
These terms and conditions shall be governed by and construed in accordance with the laws of the State of Colorado.
Entire Agreement
These terms and conditions constitute the entire agreement between you and us with respect to your use of our website.
Amendments
We reserve the right to amend these terms and conditions at any time without notice. Your continued use of our website following any such amendments will be deemed your acceptance of the amended terms and conditions.
Indemnification
By using this website and accepting reservation, it is agreed that you are expressly assuming all risk of any harm arising from use of the website and premises or other whom you invite to use the premise and to the fullest extend permitted by law, shall defend, indemnify and hold harmless the management company and the owner of the property.
Cancellation Policy
Our cancellation policy varies depending on the property. Please review the cancellation policy for the specific property you are interested in before booking. We cannot modify or change a cancellation policy after the booking is made for any reason. This includes, but is not limited to, adverse weather conditions, flight cancellations, road closures, illness, etc.
Photography
No commercial photography and videography is allowed at any of our properties.
Damages
You are required to report any and all damages upon check-in and agree to pay for any damages occured during your stay.
Projects and Maintenance
The summer season in Summit County is short. Generally, repair and maintenance projects are scheduled for April/May/June and September/October. The bigger projects may take entire summer.
Winter projects such as scraping snow/ice from the parking lot or the roof may happen anytime and without notice (you may be required to move your car).
Refunds
All refunds are governed by the cancellation policy as stated at the time of the booking. No afterward changes will be made and no refunds will be issued due to weather, road closures, travel delays, illness, etc. No refunds will also be issued due to an appliance or utility failure and closure of amenities such as pool or hot tub, etc.
Travel Insurance
Unforseen circumstances often happen and we strongly recommend you cover your trip with travel insurance.
